What is zoning?

Zoning is a system of regulating how land is used. A major purpose or objective of zoning is to protect homes, businesses, schools, open spaces, and other forms of land use from other land uses that are not compatible or that could be harmful in some way.

Zoning commonly includes regulation of the kinds of uses which will be acceptable on particular parcels, the densities at which those activities can be allowed (low density or high density housing), the bulk of buildings (the height and size of a building) , and how buildings, parking, open spaces, buffers and landscaping will be arranged on the site.


How do I look up a property's zoning?

To look up a property's current zoning follow the below steps:

  1. Go to MapsOnline
  2. Look up property by address or Tax Map and Parcel ID
  3. Click on "Map Themes" tab followed by "Zoning Information"
  4. The map will then highlight the property and label its current zoning district
  5. Please refer to the zoning ordinance for more detail if you are inquiring about your zoning or the zoning of properties near you, or if you are planning on developing property in Columbia County.

*The zoning ordinance establishes the zoning districts, the purpose of each zoning district, and what kinds of land uses are permitted in each as well as additional overlay districts.
