POSITION SUMMARY
Responsible for performing a variety of standard moderately complex technical tasks related to installing, perform repairs and maintaining heating, cooling, ventilation and related systems. Repairs to equipment such as heat pumps, ventilation systems and gas furnaces will be performed.

Work is performed inside and outside county buildings where employee may be exposed to hot, cold or inclement weather. Employee is exposed to noise, dust, dirt, grease, and machinery with moving parts. Employee must wear personal protective equipment such as glasses, masks or gloves.

Work is performed by employee while sitting, standing, stooping, bending, or crouching. Employee must lift both light and heavy objects frequently, climb ladders, possess a high degree of manual dexterity, and ability to distinguish between shades of color.

Ability to read, write and perform basic mathematical calculations.

Sufficient experience to understand the basic principles relevant to the major duties of the position, usually associated with the completion of a technical school, apprenticeship, internship program or having a similar position for two years.

Possession of or ability to readily obtain a valid driver’s license issued by the State of Georgia for the class of vehicle or equipment operated.

NATURE AND SCOPE
The purpose of this position is to assist in maintaining county buildings HVAC equipment at an acceptable standard of safety, service and efficiency.  Errors may result in unsafe and unpleasant environment for employees, citizens and a poor image for the county.

Guidelines include County Building Codes, work orders, and construction specifications as shown on blue prints or designs, and instructions from the supervisor. Guidelines are usually clear and specific, but employee may be required to use independent judgment and choose guidelines which apply to a given situation.

The work of this position is to perform HVAC maintenance tasks in and out county buildings. The variety of tasks to be performed and the occasional lack of specialized tools add to the complexity of the work.

Contacts are typically with co-workers, representatives of other county departments and vendors.

DUTIES AND RESPONSIBILITES
Forward thinking and concern for expanding equipment operation years and reducing/controlling energy cost.

Inspect facilities and contacts representatives of county departments to receive information regarding type and location of problems.

Learn locations of all HVAC equipment and how they relate to each county building.

Repair and maintain all HVAC equipment and components to manufacture’s specification (i.e. valves, motors, belts, bearings, filters and lubrication).

Performs emergency maintenance and/or repair tasks as needed.

Operates county vehicles, bucket truck, lift, ditcher, bobcat, or tractor as necessary for the purpose of performing activities.

Purchase job materials when necessary in cost effective manner.

Respond promptly to facility emergencies when on-call.

Completes work order information to document labor hours and materials.

Indirectly supervises the activities of a Tradesworker or helper on an assigned work order.

KNOWLEDGE, SKILLS AND ABILITIES
Knowledge of HVAC installation, troubleshooting, repair and maintenance.

Ability to prepare engineering documents, specifications and cost estimates for projects.

Skilled in the use of computers, preferably in a PC, Windows-based operating environment.

Ability to use hand and power tools applicable to job scope.

Ability to lead and train staff in proper use of equipment.

Ability to develop heating, ventilating and air conditioning system modification plans.

Ability to read, understand, follow and enforce safety procedures.

Documents and tracks detailed preventive maintenance activities.

Knowledge of mechanical systems, building materials and emergency maintenance.

Process detailed knowledge of HVAC systems that incorporate digital control systems and are linked to a multi-building, computer based Energy Management and Control System, such as Johnson Metasys.

Exhibit good oral communication.

Able to understand and follow oral and written instructions.

Ability to read blue prints as pertains to job duties.

Must be able to work from a ladder.

Performs any and other related duties as assigned.
